Spire Investment Group acquired, is in the process of development, and will oversee construction and marketing efforts of the Condominium project. During the Development Phase, a joint Venture partner has been brought in to share the workload and share in the risks inherent to a development of such a large condominium development. The site is located on a major thoroughfare of Katella between I-5 and CA-57, within walking distance to the Anaheim Stadium, public transit – including Amtrak and Metro link, as well as other amenities planned for the area. The contemplated project consists of approximately 350 condominium units. The construction type is projected to be a Type-V construction, four-stories of residential over two stories of parking. The low level parking will be completely sub-terranean. The project is in a design stage, and is expected to break ground by the summer of 2007.

Senior Multiple Residential Unit Complex
ST.PAUL/MINNEAPOLIS, MN The proposed senior citizen residential construction project calls for the development of 200 multiple residential units and a 160-car stall subterranean parking facility. The 200 multiple units will be constructed on a parcel of three acres over the subterranean car park. The project also entails tenant relocation and demolition of existing structures, and a three-month soil remediation process. The four-story multiple unit senior complex has a 14-month construction schedule.

Sunrise Senior Citizen Housing
BEVERLY HILLS, CA The Sunrise Senior Citizen Housing Project is the building of a senior facility in Beverly Hills that promises 80 new living units. The five-story structure will be made of steel frame with two cast in place for parking made of concrete sub-grade levels. The extreme close quarters will require a tieback lagging approach for the excavation. The interior will include elevators connecting each floor and exterior will have a stucco finish.TEC was contracted by the General Contractor to provide the baseline schedule and as-needed schedule updates for the General Contractor.

Bridgecreek Senior Place - Johnson Parkway Project
ST. PAUL, MN In response to the shortage of senior homes in Minnesota, Bridgecreek Incorporated has been collaborating with TEC to develop the Johnson Parkway Project. These senior homes will be housed within 4.3 acres of land property, a site that formerly accommodated a run-down liquor store, small retail and four old houses. The Johnson Parkway promises 160 new, affordable units that will contain a mix of one and two bedrooms with underground and on-site accessible parking with ingress and regress for two-way traffic. The project is scheduled to be completed by July 2005 and the units are to be leased out. As project managers, TEC has been working with the City of St. Paul, HGA architects, contractors, and engineering consultants to ensure the project is professionally carried out within budget guidelines and within the agreed time. TEC’s scope of work includes remediation of the existing site, including complete excavation and re-compaction. Moreover, the work includes building the senior housing project, landscaping, and underground parking.

Senior Homes Building Complex Project
SANTA ANA, CA TEC has been fortunate to continue collaboration with Bridgecreek Incorporated to build more senior homes in Orange County. Our long-standing relationship is manifested through the Santa Ana Senior Homes. This project promises 250 condo units within four buildings. This will be designed by the award-winning architect firm McLarand, Vasquez Emsiek & Partners, Inc. -which boasts having designed most of the apartments in Irvine for Irvine Company and of the condos in Irvine and Newport Beach (cities within California). These units are intended as one and two bedroom townhouses, ranging in size from 750 to 1,200 sq. ft. Attached to the rear of the units is a parking structure; surface parking will surround the property, which spans 10 acres of land. As the developer-general contractor, our scope of work includes construction and design management. TEC is handling pre-construction and construction phases, i.e., budgeting, value-estimation, and scheduling.

Senior Homes Building Complex Project
WESTMINSTER, CA In response to the scarcity of senior homes in Orange County, California, TEC’s long-standing client Bridgecreek Incorporated has been developing condominium units in Westminster, CA. Each of the 140 new units will have 1,200 square feet of living space, which have been designed as loft townhouses by the award-winning firm Architects of Orange—highly recognized for their condo designs in southern California. The site will also include 550 underground and surface parking. These new, gated homes will be conveniently located about half a block away from the shopping district of Orange County’s Little Saigon, which houses about 300,000 square feet of shopping and professional services (e.g., medical, accounting, and legal offices). So far, at the early stage of the project, TEC has been providing estimating, budget and scheduling work.

Minnesota Building Building Renovation
ST. PAUL, MN Since May 2003, TEC has been working with Bridgecreek to transform the existing Minnesota Building into a mixed-use commercial and high-end residential space. Built in the 1930s, it is a 13-story structure with a basement. It oversees the beautiful Mississippi River, which is located two blocks away. The current building comprise of 85 units, of which 60% are occupied. The project is to convert floors three to thirteen into lofts and live-work spaces. The first two floors, however, will be reserved for commercial and retail spaces. TEC has been working with ESG Architects to execute initial studies, such as the following: There will be extensive work required to renovate the infrastructure. This includes re-doing the mechanical, electrical and plumbing work. The circulation system will also be rebuilt with new elevators and a second set of staircase connecting each floor. The façade will be beautified with new windows and so will the lobbies and common areas with new flooring, for instance.
